Site Plan Approval, Stormwater Management and E&S Planning and Design
Project Summary: The Spoke and Art Provisions Site Plan was designed to complement the existing Community Character Corridor and improve the overall function, safety, and stability of the site. As a component of the design process, an existing conditions analysis was completed in conjunction with an environmental inventory to evaluate design parameters and site constraints, including but not limited to, existing and proposed site grades, traffic patterns and site entrance conditions in relation to the proposed improvements associated with the Spoke and Art Provisions Café and in order to improve safety and site circulation given the proximity to the Virginia Capital Trail. In addition to the relocated site entrance and parking, the site plan included sidewalk connections to facilitate and improve access to the existing trail.
Project Role
BCE was responsible for site plan development and coordination with James City County for review and approvals, including stormwater management, erosion and sediment control, site landscaping and utility coordination. As project manager, Mr. Blossom coordinated closely with Mr. Rose to achieve his “vision” for the site while also developing a plan that was ultimately approved by the County and serves as an amenity to the Community. BCE supported the client from concept to construction and provided as-built certification along with operation and maintenance plans.
